Land at Cotil du Val

An area of land of just less than quarter of an acre (22 perches) situated on rising land to the south of Newtown Road.  The current Land Use Plan defines it as "development proposals for new residential units will not be permitted." It is registered under Title Number AY 290 at the Alderney Land Registry. No Minor or Adverse Interests are registered.

Attached are two Land Registry plans showing the land hatched in yellow. The third map (with the land outlined in yellow) is from a Digimap photograph. For clarification as to situation, the Harbour Lights Hotel makes the corner of Newtown Road and Val Fontaine towards top centre of the photograph.

Existing Use - The upper section of Cotil du Val represents an important backdrop to the wider Cotil du Val area of natural beauty. The area includes some residential units, is forested and is an important wildlife habitat.

Development Principles - Development proposals will be resisted except for the refurbishment, redevelopment or extension of existing residential units, development of a residential annex or development of non-residential buildings and structures related to existing residential units. The scale of development proposals should be sensitive to the location, and should not harm the visual quality or landscape character of the area. Development proposals which are likely to lead to the occlusion of the eastern opening of the area and link to the Designated Area are likely to be resisted. Development proposals for new residential units will not be permitted.
